Saudi Arabia’s King Abdullah Financial District Development and Management Company (KAFD DMC) has teamed up with Adeera Hospitality to operate Atheel, KAFD Hotel, a new luxury business property set to open in the final quarter of 2026.
The signed agreement represents a notable shift for the area, marking the first Saudi-managed hotel operation within KAFD. Both entities belong to the portfolio of companies backed by the Kingdom’s Public Investment Fund (PIF).
A New Key Hub For Business Travel
Located in one of KAFD’s primary lifestyle and commercial zones, the hotel is situated at the corner of the district’s luxury shopping crescent, directly overlooking the sunken wadi and connected to the precinct’s skywalk network. The property sits adjacent to the KAFD Metro Station, providing transit links to King Khalid International Airport.
Atheel will have 214 guestrooms and suites, with accommodations starting at approximately 40 sqm and up. In addition to its range of rooms and suites, it will also have a series of one-, two-, and three-bedroom options, as well as a Presidential Suite measuring over 230 sqm.
For dining, it will have two standalone restaurant options: Lafāna will serve contemporary interpretations of traditional Saudi cuisine, while Riya Maison will operate as an all-day French brasserie. It will also have a range of wellness facilities including a rooftop swimming pool and lounge with panoramic city views, and a dedicated Atheel Spa and Gym.
For corporate events and weddings, the property has a ballroom and a collection of meeting spaces each named after Arabic heritage words: Thara, Diyar, Rihab, Mada, and Athar.
Eco-Friendly Design
Designed by international architectural firm Foster + Partners, Atheel features an exterior facade with sharp, angular lines designed to reflect solar heat and improve energy efficiency, alongside an organic interior layout. The building’s central core is anchored by a winding structural atrium that spans the full height of the property, making it the tallest internal hotel structure of its type in Riyadh. In line with its sustainability framework, the hotel is pursuing LEED and Green Globe certifications.
